7,000 Acres in NW Kansas

The 7,000-ac farm located in NW Kansas. Cheyenne County north of Saint Francis. Kansas Unit 1. Republican River and secondary creeks run through the property. Landscape is mix of timber along the river/creeks, pasture, and row crops. In addition to cattle, they farm alfalfa, corn, wheat and milo. Family has owned the farm since the 1930s and this is the first time they have leased it for hunting. I have a 10-year lease on the land plus a furnished house on the farm. Am structuring it with 3 mule deer-only members at $5,000 each, 3 whitetail-only members at $5,000 each, and 6 spring turkey-only memberships at $1500 each. Members share the furnished house, which is covered by dues.

A few more details. Dues include hunting rights, farm house lease, utilities, and liability insurance. This ground has excellent mule deer, white-tailed deer, pheasant and turkey populations.

GGO is that 1 whitetail and/or 1 mule deer buck in a season? Are the chances still good on getting a left over tags for that area?

Correct. Kansas tag system allows one buck period. Either mule deer or white-tailed deer but not both. There are no leftover tags in that unit. Based on average draw rates for that unit, you can expect to be drawn 8 years out of 10 for whitetails and 1 year out of 6 for mule deer.
