Tract is 663 acres. Deeded easement enters from the SW corner. Roughly 400 Acres 12 year old longleaf. 95 acres grown up 5 year old longleaf. Hardwood creek (cutover this December, which is great for attracting deer) forms east border. No plans to replant it. It will remain as a hardwood thicket turning into hardwood forest over time. May plant swamp chesnut in lower areas and white oak in higher areas here.
NE corner is about 70 acres of cypress swamp. 5 - 6 water holes. Number 8 buck in Wilcox County killed on this tract a few years ago. 160 + in gross 12 point killed on S border last year. QDM hunters hunt bordering tracts on S and West side. Bucks have genes/diet to produce chocolate racks. Proclivity toward 10 points, not 8's. No electricity but several nice spots for a campsite.
I'd want trophy deer hunting here. No more than 8 hunters in the club. I would want to hunt ducks in January, as waterholes will hold mallards. I'd welcome the deer hunters to cost share 2 to 3 Jan duck hunts with us (planting and flooding) if interested. Happy to have George bring his championship beagles down here in Jan/Feb for rabbit hunts, if interested. $11 per acre this year. $12 per acre next 2 years. May dig well and add drip tape to food plots within next two years. Will increase price but will be transparent about this if so.
