You paying in Hancock county? Our lake house was insane before 2021. Can’t imagine today.
I was looking at houses and land on Sinclair years ago and was told to stay away from Hancock because of the taxes. But that was also the pretty part of the lake as I understand. Deeper and less crowded.
Couldn't afford it then and really cannot now.

We built in 2009 when the market was way down and falling. Taxes were always high but when we sold, we were paying more for 1500 sqft than we did for 4000sqft in Woodstock.
They had went to grading the view to come up with taxes owed. Bunch of nonsense to get more out of the lake folks because Sparta was all bums.

That county is about as crooked as they come. We sure enjoyed our 13 years going almost every weekend.

My county raised my FMV by 111k in one year I appealed it and they dropped it 50k. Alabama is looking like it might be my possible retirement destination

I used to work with a guy who got fed up with high taxes and such so he decided to research on what the county officials were paying each year. He told us at work that he found out most of the people responsible for raising taxes in the county he lived in some were not paying anything or very little. When he confronted the officials soon there was an unsigned threatening letter n his mailbox telling him to keep his mouth shut or he and his family would suffer severe consequences.

Hancock is a trade off. Higher taxes with less county services, but lower housing prices (for an equal home) and more rural areas by the lake compared to Baldwin and Putnam.
